Weep Holes in Your Fort Worth Brick: What They Do and How to Check Yours

If you own a brick home in Fort Worth, walk out to the base of your walls and look closely at the lowest courses of brick. You will see small, regularly spaced gaps in the vertical joints — usually open holes or holes fitted with little plastic or rope tubes. Those are weep holes, and they are one of the most important parts of your wall you have probably never thought about.

A brick veneer wall is not a solid wall. It is a skin of brick standing a couple of inches off the sheathing behind it, with an air gap — the wall cavity — in between. Water will get behind the brick: wind-driven rain, condensation, splash-back. The flashing at the bottom of the cavity collects that water and directs it outward, and the weep holes are where it exits. No weeps, no drainage. No drainage, the water sits inside your wall.

Why Weep Holes Go Missing (Four Common Killers)

1. Mortar droppings from the original build

During construction, mortar squeezes into the cavity and hardens into lumps and bridges at the base. Those droppings clog weeps from the inside — the homeowner sees a clean-looking hole from the outside while the drain behind it is sealed shut with mortar. This is the most common hidden cause of cavity water damage we find in Fort Worth homes.

2. Landscaping and mulch piled too high

This is the one you control. Flower beds, mulch, and re-graded soil get built up against the house over the years until the grade covers the first course of brick — and the weeps along with it. If you cannot see open weeps at the base of your wall, your mulch bed may have buried them. Weep holes have to daylight above the soil line or they cannot drain.

3. Caulk, paint, and “repairs”

Well-meaning painters and handymen see open gaps at the base of the wall and “fix” them with caulk or paint. A caulked-shut weep is no weep at all. Weeps are supposed to be open — sealing them is one of the fastest ways to trap water inside a wall.

4. Insects and debris

Mud daubers, spiders, and wind-blown debris plug weeps from the outside over time. A quick poke with a thin wire (gently — do not force it deep into the cavity) tells you whether the opening is clear.

Keep weeps open, keep grade and mulch below them, and never let anyone caulk them shut. Ten minutes of perimeter inspection once a year costs you nothing — and it is the cheapest moisture insurance a brick home has.
